How much does a new roof cost?

What a new roof and common roof repairs cost, and how to tell whether you need a repair or a replacement.

A roof is easy to ignore until it leaks, and then it's suddenly urgent. Whether you need a few tiles replaced or a full re-roof makes an enormous difference to the cost, so here's a straight guide to roofing prices and how to tell which you're facing.

Repair or replace?

A handful of slipped or cracked tiles, a bit of failed flashing, or a localised leak is usually a repair, and an inexpensive one. A roof that's reached the end of its life, sagging, letting water in across multiple areas, or with widespread tile failure usually needs replacing.

Age is a guide: a typical pitched roof lasts decades, so a roof that's never been touched in 50 years is a different conversation to one that's 15 years old with a single leak. We'll tell you honestly which situation you're in.

What drives the cost of a new roof

The size and pitch of the roof, the materials (concrete tiles, clay tiles, natural slate, all priced differently), the complexity (valleys, chimneys, dormers and multiple aspects add labour), and access and scaffolding. A simple, accessible roof costs far less per square metre than a complex one with lots of detail.

Flat roofs are a different job again, with the covering type (felt, EPDM rubber, GRP fibreglass) driving both cost and lifespan.

As 2026 guidance, minor repairs are typically modest, often a few hundred pounds. A full re-roof on an average house runs into several thousand and varies widely with size, materials and complexity. Natural slate sits well above concrete tile. The only reliable figure is one from an inspection.

Don't put it off

A small roof problem rarely stays small. Water getting in damages timbers, insulation, ceilings and decoration, and a cheap repair now is far cheaper than the repair plus the water damage later. If you suspect a problem, get it looked at.
