A maintenance checklist for landlords and businesses

The compliance and maintenance essentials every landlord and business should have on a schedule.

Gas safety

For rented properties, an annual gas safety check (the CP12 record) is a legal requirement, carried out by a Gas Safe engineer, with a copy given to tenants. Boilers and gas appliances should also be serviced annually to keep them safe, efficient and within warranty. Put the renewal date in a system that reminds you, because a lapsed certificate is a serious matter.

Electrical safety

Rented properties need an EICR (electrical installation condition report) at least every five years, with any remedial work carried out and certified. Commercial premises have their own inspection obligations. Portable appliance testing (PAT) covers electrical equipment provided with the property. Keep certificates current and the dates tracked.

Fire safety

Smoke and carbon monoxide alarms must be present and working in rented properties, with specific rules on placement. Commercial premises need a fire risk assessment and the resulting actions kept up to date. Fire doors, extinguishers and emergency lighting need regular checks.

Fabric and planned maintenance

Beyond compliance, the building fabric needs attention to avoid small problems becoming big ones: roofs and gutters checked and cleared, especially before winter; damp and leaks dealt with promptly; external decoration and pointing maintained; heating systems serviced. Planned, cyclical maintenance is far cheaper than reactive crisis repairs.
