Darras Hall began as a garden village. The land was bought in 1907 and sold as large plots from 1911, and a Trust Deed and byelaws, which predate modern planning law, still bind every property on the estate.
The practical effect for your project: plans for new buildings, alterations and additions have to be approved by the Darras Hall Estate Committee, as well as going through Northumberland County Council for planning and building control where needed. That covers more than extensions. The byelaws list carports, conservatories, garden rooms, fences, walls and decking too. Hedges and soft landscaping can't be replaced with walls without consent, and trees of local amenity value are protected.
We prepare drawings with both approvals in mind, build the Estate Committee's timetable into the programme, and protect trees, hedges and verges while we work.
